Tenants, leases, property maintenance and rental strategies- master these and investing is easy!   An absolute must of a class if you have a rental property or are thinking of getting one.  

This topic is the most important to your cash flow and success of your investments. I have managed dozens of properties and leased to 100’s of tenants over 30 years. If something can be done wrong, I have probably done it. Through experience, trial and error I have developed personal strategies on how to simplify and save cost preparing and managing properties and how to evaluate, identify and manage the best tenants setting the stage for successful tenancies upfront and avoiding the bad ones.  I have developed proven strategies, check lists and custom lease addendums that make my rental properties easier to manage, more successful and more profitable.  If you already have property we will discuss your personal properties, existing tenants and rental practices and develop how to implement profitable and money saving improvements and more importantly avoid expensive mistakes. Learn why Trusts are important in “subject to“ investments. Structure Trusts together with LLC’s for additional benefits or use with partnerships. In this session you will learn how to create your own Trusts and how to use Revocable Trusts in your investing.

Buying subject to the seller’s existing financing is an invaluable strategy to add to your investor toolbox in order to acquire more properties. It allows you to build a rental portfolio for passive income or acquire fix-and-flip properties more quickly, without using your own credit, and with less of your own capital. Learn how to acquire properties that would not be for sale on the traditional market, how to find these properties, what type of seller and properties to apply this strategy with, and when it will be a win/win for both you and the seller. Learn step by step how to structure the transaction, and what to include in the purchase contracts and titling of the property. Learn special considerations for managing these properties and the best exit strategies. This class includes step by step examples of my personal investments, and, as always, the most valuable part is that I will guide you on what not to do. An excellent strategy for the beginner investor who does not have a lot of investment capital or another strategy for any investor who is out talking with sellers. With wholesaling you can earn 1000’s of dollars on each property just for finding the deal by wholesaling your find to another investor or a retail buyer who has the capital. Learn how to find properties, approach sellers, use sales techniques, structure purchase contracts (what to do once you have the contract signed), and build your buyers list of investors who will buy your deals.

Is an LLC the right structure for your investing business? Learn basics about single and multi member LLC formation, managers, registered agents, management agreements and operating agreements. Lenders like to see the right agreements in place. Discuss liability and tax considerations as well as privacy on public record. If this structure is right for you and you are prepared with the name, members, business address and other needed information. We will organize and file your LLC on the NC Secretary of State web site together. At the conclusion of this consultation you will have your new LLC.
